The development would occupy a roughly 5.2-acre assemblage of land located west of U.S. 1 in the Princeton area.
The property was previously zoned AU, Agricultural, and has since been rezoned to RU-3M, allowing the site to be developed with townhomes under the RU-TH development standards through the Administrative Site Plan Review process. The rezoning was approved by the Miami-Dade County Board of County Commissioners.

With the zoning in place, the applicant is now seeking approval to construct 56 townhome units arranged as a cohesive residential community. The units would be distributed across eight residential structures. All residences are configured as three-bedroom, two-and-a-half-bathroom townhomes, with individual units ranging in size from approximately 1,666 to 1,845 square feet.
Parking would be provided on a per-unit basis, with each townhome designed to include an attached one-car garage along with a driveway accommodating two additional vehicles.

The proposed site plan emphasizes internal circulation and pedestrian connectivity, with sidewalks integrated throughout the property to promote walkability and access between buildings and common areas. Landscaping is distributed across the site, including perimeter buffers and interior green spaces, intended to soften the development’s edges and contribute to a cohesive streetscape along SW 124th Avenue.
The townhomes are described as incorporating farmhouse-inspired design elements, with varied facades and enhanced fenestration intended to improve natural light within the units. Differentiated elevations and architectural articulation are used to limit repetition across unit groupings and to create a more engaging pedestrian-scale environment.
The developer states that the proposed development remains consistent with commitments made during the July 17, 2025 rezoning hearing, including adherence to the approved density, building typology, and overall site layout. No deviations from those commitments are indicated in the administrative filing.
If approved, the project would contribute to the continued transition of formerly agricultural land into low-density residential development in southern Miami-Dade County.
