Hyderabad: The state government has roped in Singapore-based global consultancy Surbana Jurong to prepare the Detailed Project Report (DPR) for the development of Bharat Future City on the city outskirts, spread over 30,000 acres in its core phase, official sources said. The DPR will outline the zoning of various clusters across 15,000 acres, on the basis of which the state government will allocate land for education, health, IT, AI, sports, film city facilities and more.

Several reputed companies expressed interest in launching operations in Bharat Future City during the Telangana Rising Global Summit 2025 held earlier this month. However, project approvals will be through global tenders, sources added.

Reliance Group’s Vantara initiative has proposed a world-class zoo and eco-tourism zone, while Salman Khan Ventures Pvt Ltd has announced a ₹10,000-crore integrated township and film studio project. The government will invite global tenders and these companies will have to compete with international players to secure approvals. Chief Minister A. Revanth Reddy has opted for a global tendering process to ensure transparency, high standards and zero scope for irregularities in execution, sources said.

The state government has expanded the Future City footprint by merging surrounding villages, increasing the area to nearly two lakh acres. The Future City Development Authority (FCDA) will invite requests for proposals in January 2026 to prepare a comprehensive master plan for these 2 lakh acres covering 56 revenue villages across multiple mandals, sources added.

Official sources said the DPR has reached final stages, proposing development of a 15,000-acre core city, while the remaining 15,000 acres will be developed as forest and urban forestry zones with eco-friendly activities. The proposed Future City will largely extend across areas falling under Mucherla, Meerkhanpet and Kandukur villages. The master plan has been prepared after assessing geographical suitability and soil conditions, with planners deciding on the precise location of each functional zone accordingly. The core city is planned on one side of the highway, while eco-tourism and forest-based activities are proposed on the other.

The DPR will detail road widths, drainage systems, underground cabling, grid-based road networks and integrated metro rail connectivity to prevent future traffic congestion. The Future City is planned as a carbon-neutral urban centre with a strong focus on clean energy and electric mobility.

Mucherla has been identified as the central and iconic zone of Future City, with plans for a high-rise AI City featuring skyscrapers, IT towers, corporate offices and data centres. Land earlier acquired for Pharma City is being repurposed for this core area, which experts consider ideal for vertical construction due to its rocky terrain. Global data centres, including those of leading technology firms, are proposed here, connected by a 300-foot-wide arterial road from the Outer Ring Road, making it the first visual landmark on entering Future City.

Dedicated clusters have been earmarked for green pharma companies and data centres, ensuring adequate buffers from residential zones. Only zero liquid discharge industries will be permitted, aimed at eliminating pollution concerns. Adjacent to Mucherla, Meerkhanpet is being developed as an education hub, with international universities, research centres and libraries planned around existing water bodies.

A major portion of the forest area will be developed as an urban forest and eco-tourism zone, featuring night safaris, trekking tracks, cycling zones, wellness resorts and glamping facilities. A health and wellness city with super-speciality hospitals, wellness centres and yoga retreats is planned near forest edges close to Kandukur. A 3,000-acre sports city capable of hosting Olympic-level events, including cricket, football, hockey and tennis facilities, is also proposed.

Future City will feature high-density commercial zones along the Srisailam Highway, residential townships between IT and commercial hubs, and seamless internal connectivity enabling 15-minute access from any corner. A metro rail line from Shamshabad airport to Mucherla has been proposed, along with a central transport hub integrating metro, buses and EV charging stations. Only electric vehicles will operate within the city, while the Regional Ring Road will facilitate logistics movement.
